Warning Signs

6 Signs Your Sub-Floor Is Silently Failing

These are the most common signs Sydney homeowners call us about. If you recognise any of these, get it looked at sooner rather than later. Moisture damage gets worse every week it is left.

Sign 01

Musty Smell Indoors

A damp, earthy smell after rain is mould releasing spores into your home. It does not go away on its own.

Sign 02

Soft or Bouncy Timber Floors

Floorboards that flex or feel soft underfoot are showing signs of timber rot in the joists below. Left untreated, floors can collapse.

Sign 03

Mould at Skirting Board Level

Dark spots or peeling paint near skirting boards is moisture coming up from the sub-floor. Not a plumbing issue.

Sign 04

Worsening Allergies at Home

If you or your family feel better when away from home, mould spores from below are likely circulating through your living spaces.

Sign 05

Termite Activity

Termites are drawn to damp, dark timber. A wet sub-floor is one of the most inviting environments for termites in Sydney.

Sign 06

Pre-1980s Home with Raised Floors

Older Sydney homes with suspended timber floors are the most vulnerable. If yours has never been assessed, now is the right time.

How It Works

What Is Sub-Floor Ventilation?

Sub-floor ventilation uses fans and ducts installed under your home to pull damp stale air out and bring fresh dry air in from outside.

In Sydney, ground moisture constantly evaporates up into the crawl space under your home. Without proper airflow, it stays trapped. That creates the conditions for mould, timber rot and pests.

A properly designed system runs on a timer, typically 6 hours during the warmest part of the day. Most homeowners notice the smell is gone within two weeks.

Subfloor Ventilation cost

Modern sub-floor fans use 40 to 80 watts, similar to a light bulb. Running 6 hours a day costs less than $80 a year.

Why Airtex

We Assess Properlys Before Recommending Anything

A fan stuck on the wall without a proper assessment rarely fixes the whole sub-floor. We go under the house and assess it properly before recommending anything.

01

Physical Sub-Floor Inspection

We go under your house, measure actual humidity levels, and identify blockages and moisture hotspots before recommending any system.

02

Custom System Design

Ducting runs to the actual problem areas. We do not just stick a fan on the wall and hope for the best. Every system is designed specifically for your sub-floor layout.

03

Licensed Electrical Work Only

All sub-floor fan installations require licensed electrical work in NSW. Every Airtex installation includes a Certificate of Electrical Compliance.

Honest findings. No obligation.

How much does sub-floor ventilation cost in Sydney?
+

A properly designed and installed system typically costs between $1,500 and $3,500 depending on the size of your sub-floor. We provide a written quote before anything starts.

How long does the installation take?
+

Most installations take half a day, around 3 to 5 hours. Larger or more complex sub-floors can take a full day. We will tell you exactly how long when we come out to assess.

How long before the musty smell goes away?
+

Most homeowners notice the smell reducing within the first week and gone within two weeks. The worse the moisture problem, the longer it takes. Either way the improvement is usually noticeable quickly.

Will it fix rising damp?
+

In most cases, yes. Poor airflow and ground evaporation are behind most sub-floor moisture problems. We will assess honestly and tell you upfront if ventilation alone will fix your situation.

Will a DIY kit from the hardware store work?
+

Rarely. A fan on the wall only moves air in the area immediately around it. The rest of the sub-floor, especially behind internal walls, stays damp. More than 75% of homes we visit already have basic vents that have not made a difference.

Are your technicians licensed for this work?
+

Yes. All sub-floor fan installations involve licensed electrical work. Every Airtex job includes a Certificate of Electrical Compliance and a 5-year parts and labour warranty.
